Dewar Partnership’s experience professionally designing and managing lift refurbishment projects allows us to deliver complex modernisations on time and within budget, with minimal disruptions to existing services and building users. Our project management teams offer accurate, bespoke site specific modernisations, and we provide transparent cost controls, while carefully managing communications with stakeholders to minimise disruptions.

Portfolio Management of Vertical Transportation Assets

Portfolio management is key to maintaining long-term asset value, minimising operating costs and reducing environmental impacts. At the Dewar Partnership, our independent expertise and understanding of current and forthcoming regulations helps us provide timely, proactive, and professional portfolio management decisions. 

We provide full portfolio management services, including site surveys to detail status reports of current lift and escalator equipment, standard performance testing, reviews of current maintenance programs, evaluation of equipment performance, and recommendations for improving, refurbishing, or modernising existing equipment.

We assist clients in understanding key safety equipment and responsibilities in accordance with the laws and regulations that affect lift and escalator operators. We assist clients in identifying and contracting with competent and respected contractors to conduct maintenance and inspections on lift and escalator equipment, ensuring safe and efficient equipment operation.

Equipment Assessments and Surveys

Dewar Partnership’s team of lift and escalator consultants can provide key surveys and recommendations at all stages of asset transfers, including:

  • Acquisition: We perform pre-acquisition surveys and equipment condition assessments.
  • Occupation: Identifying maintenance issues, preparing planned maintenance schedules.
  • Cost Assessments: Providing accurate and detailed cost projections for future work.

Maintenance Management

Dewar Partnership consultants provide maintenance management services to help owners of lifts and escalators employ competent contractors for maintenance, testing, repairs, and documentation to satisfy legal requirements. Regular maintenance ensures that equipment is kept in safe working order, and detailed records of inspections, maintenance, breakdowns, and alterations should be recorded and reported as required by law. The laws affecting elevator and escalator equipment include:

  • Lifting Operations and Lifting Equipment Regulations 1998 (LOLER)
  • The Provision and Use of Work Equipment Regulations (PUWER)
  • Health and Safety at Work Act 1974
  • Maintenance activities are defined in BS EN13015.
  • Work activities should conform to (best practice) BS7255 2001.

Statutory Inspections

Our lift and escalator consultants provide assistance to clients and maintenance contractors satisfying all legal requirements under the Lifting Operations and Lifting Equipment Regulations 1998 (LOLER), Health and Safety at Work Act, The Management (Health, Safety & Welfare) Regulations and the Provision and Use of Work Equipment Regulations (PUWER). 

We use a bespoke database recording all insurer reports to develop a maintenance plan for clients to provide contractors with a detailed maintenance management plan to complete all inspections, repairs, and documentation in a timely manner to satisfy legal requirements.

Environmental Stewardship

We take environmental stewardship and reducing energy usage seriously. Our lift and escalator consultants can advise clients on choosing and installing energy efficient lifts that allow your project to satisfy Building Research Establishment Environmental Assessment Method (BREEAM) ratings for your vertical transportation project, by analysing transport demand and patterns, and helping to design your project to satisfy BREEAM credits 1 and 2.

Expert Witness Services
